Alora Reserve holds two oceanfront houses in Malibu — one on Broad Beach, one on Malibu Road. Both sit directly on the sand. Call (323) 431-7539 for rates and availability.
"Beachfront" in Malibu means four different things
This is the single most useful thing to understand before you book, because the word is used loosely and the difference is enormous.
On the sand. The deck ends and the beach begins. No road, no stairs down a bluff, no crossing anything. This is what people picture and it is the rarest and most expensive category.
Beachfront with stairs. The house sits above the beach on a bluff, with private steps down. Excellent views, genuine access, but you are climbing forty steps with the cooler.
Ocean view. You can see the water. You cannot walk to it from the property. Often across the Pacific Coast Highway, which is a real road with real traffic.
Near the beach. Marketing language. Could mean a ten-minute drive.
Both of our Malibu houses are in the first category. When we say on the sand, we mean the deck ends and the beach begins.
Our Malibu houses
Broad Beach Dunehouse — sleeps 12
Six king bedrooms, eight bathrooms, directly on Broad Beach. Every bedroom a king and en-suite, which for twelve adults removes the room negotiation entirely. Broad Beach is the quieter, wider stretch at the western end — fewer people, more sand, further from the crowds at the Pier.
Malibu Road Strand — sleeps 10
Five bedrooms, six bathrooms on Malibu Road, the residential beach stretch locals rate above almost anything on the coast. On the sand, with private beach access. Quiet, private, genuinely beachfront. The Malibu Country Mart, Nobu and Malibu Pier are minutes away. Bedroom setup and maximum occupancy are confirmed at booking and vary by season, so we confirm them for your dates rather than publish a number that moves.
Practical things about Malibu that nobody mentions
The drive is the whole calculation. Malibu is twenty minutes from Santa Monica in good traffic and ninety in bad. Pacific Coast Highway has no alternative route. If your plan involves being in Beverly Hills every evening, Malibu is the wrong base, and we will tell you so.
Summer books in March. Oceanfront Malibu commits earlier than anywhere else on our register. July and August are effectively gone by spring.
The beach below the house is public. California law puts the wet sand in public hands. Your beach access is private; the beach itself is not. In practice this is rarely a problem on Broad Beach or Malibu Road, both of which are hard to reach without local knowledge.
Marine layer. May and June can be grey until early afternoon. September and October are reliably the best months on the coast — warm water, clear mornings, no crowds.
Deliveries and service take longer. A chef coming from the city is driving PCH both ways. We build that into staffing and you should build it into expectations.
Who Malibu suits
Families with children — the beach does most of the entertaining. Groups who want quiet rather than nightlife. Long stays, where the drive matters less because you are not doing it daily. Anyone who has done the hills and wants the opposite.
It does not suit a trip built around restaurants and clubs in West Hollywood. For that, look at the Sunset Strip or Beverly Hills.
What it costs
Oceanfront Malibu prices more sharply by season than anywhere else we hold. Summer on the sand carries a significant premium; the same house in October is a different conversation entirely, with arguably better weather.
Rates are quoted on request. Send your dates and you will have the real figure the same day.
