That ratio is the point: guests get the space of a property sleeping twenty, with the privacy of a group half that size. Walls of glass run the length of the main levels, holding sweeping city and hillside views. The interiors are bright through the day and take on an entirely different character in the evening, when the basin starts to light up below. The custom kitchen sits at the centre with generous prep space and an open layout, built as much for a chef working a dinner as for coffee in the morning. Entertainment is unusually deep for a five-bedroom house: a private theatre, an LED-lit bar, a wine cellar, and a fully equipped gym, spread across enough levels that a group can be together or entirely apart. Outside, the pool and spa are set among water features and multiple sun decks, each giving a different angle on the view. There is a BBQ and outdoor dining, a fire pit for after dark, and a private gazebo. An expansive garage handles parking on site — genuinely rare on Mulholland.
