# Which LA Villas Actually Work in Winter: Fireplaces, Indoor Pools and the Heating Question Nobody Asks

![Winter villa rentals in Los Angeles — Alora Reserve](https://www.alorareserve.com/hubfs/alora-reserve/19378-lemmer-dr-tarzana/19378-Lemmer-Dr-1.jpg)

Most people book a Los Angeles villa on the strength of a summer photograph: the infinity edge, the open glass, the loungers. Then they arrive in January, it rains for three days, and they discover the house they chose has one indoor living room and a terrace nobody can sit on.

LA winter is mild, not warm. Nights in the hills get genuinely cold, the rain arrives in sheets rather than drizzle, and canyon roads behave badly when it does. A house that is magnificent in August can be merely large in February. Here is how the register actually splits.

## The heating question almost no listing answers

Nearly every house we hold lists "air conditioning and heating" — that covers the building. What almost none of them publish is whether the *pool* is heated, and that is the single detail that decides whether a winter booking feels like a holiday or a house arrest.

Of the houses on our register, [Melvin Solana](https://www.alorareserve.com/houses/melvin-solana) in Tarzana is one of the few that states it outright: private heated pool and spa. Everywhere else, assume nothing and ask us. Pool heating is also frequently a billed extra rather than an included amenity, and on a large body of water in December it is not a trivial line. Ask what it costs before you commit, not after.

## The two houses that beat the weather outright

[Lemmer Grange](https://www.alorareserve.com/houses/lemmer-grange) in Tarzana is the only house we hold with an **indoor** swimming pool and spa, and in winter that changes everything. It also has a pool lounge and bar, a private movie theatre, a gym, a covered entertaining terrace and automated sliding glass doors you can simply leave shut. Six bedrooms, seven bathrooms, sleeps 12, across 14,479 sq ft — enough indoor volume that twelve people are not standing in each other's way on a wet afternoon.

The honest drawback: it is in Tarzana. You are in the Valley, and the drive over the hill to the Westside in heavy rain is genuinely tedious. If your week is built around Beverly Hills dinners, factor that in.

Melvin Solana is the other one. 6,001 sq ft, six bedrooms, six bathrooms, sleeps 12 — a sane one-bathroom-per-two-guests ratio, which matters more in winter when everyone showers in the same ninety minutes. It has the stated heated pool and spa, a chef's kitchen, a glass-walled game room with a bar and a dedicated home theatre. Its terraces are pergola-shaded rather than enclosed, so rain still ends the outdoor part of the day.

## Fireplaces, and which houses actually have them indoors

"Fireplace" on a listing can mean a fire pit by the pool. In winter you want one with a roof over it.

[Grimes Olive House](https://www.alorareserve.com/houses/grimes-olive-house) in Encino is the strongest winter house we hold, and it is the one nobody books in summer. Multiple indoor fireplaces — a statement fireplace in the foyer, one in the formal living room, one in the primary suite — plus two separate living areas, a formal dining room and a chef's kitchen in granite and stainless. Seven bedrooms, every one en-suite, sleeps 14.

Be clear about what it does not have: **there is no swimming pool at Grimes Olive House. There is a pool table.** Guests misread this constantly. From December to February it scarcely matters; in July it is the wrong house entirely.

[Sunset Colonnade](https://www.alorareserve.com/houses/sunset-colonnade) on the Beverly Hills side has two double-sided fireplaces, a 15-foot waterfall island kitchen, dual wine coolers and marble flooring throughout — 8,000 sq ft, seven king suites, nine bathrooms, sleeps 14. The caveat is that its headline act is a 2,000 sq ft primary terrace, and nothing on the listing says it is covered. In good winter weather it is superb. In a storm you are using the interior, which is handsome but a smaller proportion of what you booked.

[Gaviota Pavilion](https://www.alorareserve.com/houses/gaviota-pavilion) in Encino has an indoor fireplace, a home theatre, an upstairs bonus room and — unusually useful in winter — a detached back house with its own kitchen. Six bedrooms, seven bathrooms, sleeps 12. When the weather pins a large group indoors, a second kitchen stops the main one becoming a bottleneck.

## Where indoor square footage beats a view

[Bel Air Peristyle](https://www.alorareserve.com/houses/bel-air-peristyle) wins winter on sheer interior: roughly 20,000 sq ft, nine king bedrooms, thirteen bathrooms, sleeps 18. A sauna, a private movie theatre, a fitness room, a wine cellar and an elevator to all levels — which stops mattering not at all when the weather keeps everyone inside across several floors for a week.

Note the wording on its fireplace, though: it is an *outdoor* lounge fireplace. Lovely on a clear cold night, irrelevant in rain. The winter case for this house is the sauna and the interior, not the hearth.

## The houses we would not put you in from December to February

[Presson Bluff](https://www.alorareserve.com/houses/presson-bluff) on the Sunset Strip is two bedrooms, two bathrooms, sleeps 4, and its entire outdoor offer is an outdoor terrace. No indoor fireplace is listed. For a couple in September it is a sharp, well-placed little house. For a rainy week in January it is a flat with a view.

[Thrasher Aerie](https://www.alorareserve.com/houses/thrasher-aerie) in the Bird Streets is one of the best houses on our register — five king suites, nine bathrooms, a private theatre, a gym, a glass-enclosed wine cellar, a designer bar, a full Miele kitchen, an elevator and an indoor fireplace. But the thing you are paying for is retractable glass walls opening the great room onto the terrace, and the city view behind them. Winter takes the open walls away on wet days and the view away on grey ones. It is still an excellent house; you are simply not getting all of what makes it exceptional.

[Alta Vista Terrace](https://www.alorareserve.com/houses/alta-vista-terrace) in Beverly Grove sleeps 12 but has only 3.5 bathrooms. In summer that spreads out across the garden. In winter twelve people are indoors simultaneously, every morning. Plan your mornings, or book something else.

## What to ask before you book any winter stay

- Is the pool heated — and is the heating included or billed separately?
- Is any terrace actually covered, or just shaded?
- How many separate indoor living rooms are there? One is not enough for twelve people.
- Do the indoor fireplaces work, and are they gas or wood?
- What is the canyon or hillside access like in a storm, and is there a second route out?
- Bathroom-to-guest ratio. It is the complaint we hear most, and it is worse in winter.

Rates for every house are on request and vary by season, length of stay and group size — winter weeks are frequently the best value on the register, particularly for the Valley houses with real interiors.
