# What "Staffed" Actually Means at an LA Villa: What Is Included, What Is Billed

"Fully staffed" is the most abused phrase in luxury villa rental. It appears on listings where nobody is on site, on listings where the only staff member is a cleaner who comes on Tuesday, and on listings where it means exactly what you hoped — a chef, a house manager, a driver — but only because you are paying for all three on top of the house.

Nobody explains which one you are buying. So here is the plain version for our register: what service is actually included on our houses, what is arranged and therefore billed, what hours we really keep, and the houses where the honest answer is that there is no staff at all.

## What "staffed" does not mean

It does not mean somebody lives in the house with you. On none of our properties is there a butler asleep down the hall or a housekeeper in a back annexe waiting for a bell. If that is the picture in your head, correct it now, because it is the single biggest gap between what people imagine and what arrives.

What you get instead is a service layer around the house: one named person who answers, and a set of things that person can put in place before you land or during your stay. That is genuinely useful. It is not a staffed country estate, and anyone who tells you otherwise is selling.

## What is actually included: one named person

On our service-led houses the included part is a named concierge with a direct line, from enquiry through departure. Not a shared inbox. Not a rota. One person who knows your booking.

That is the standard on [Tower Vista](https://www.alorareserve.com/houses/tower-vista), six bedrooms and eight bathrooms sleeping 12 on Tower Road in Beverly Hills, minutes from Rodeo Drive and the Flats. It is the standard on [Malibu Road Strand](https://www.alorareserve.com/houses/malibu-road-strand), five bedrooms and six bathrooms directly on the sand with private beach access, a few minutes from the Malibu Country Mart and the Pier. On [Maravilla Mirador](https://www.alorareserve.com/houses/maravilla-mirador), on the quieter wooded eastern side of the Hollywood Hills. On [Via Capri Cliffhouse](https://www.alorareserve.com/houses/via-capri-cliffhouse) in La Jolla, four bedrooms sleeping eight above the coast, where the chef, the menus, the cars and the provisioning are settled before you land rather than after.

Also included on those houses: provisioning to your list before arrival, and cleaning available during the stay. Provisioning is the most underrated line on the list. Arriving to the house already stocked with what your group actually eats removes the worst hour of any trip — the supermarket run at 9pm after a long flight with nobody agreeing on anything.

## What is arranged — which is a different word from included

Private chef, cars and drivers, and security are all arranged on request. Read "on request" as "we will organise it properly and it will appear on your quote". The arranging is the service. The chef is not free.

This matters most at the top of the register. [Bel Air Peristyle](https://www.alorareserve.com/houses/bel-air-peristyle) is nine king bedrooms and 13 bathrooms sleeping 18, around 20,000 square feet on a private stretch of Bel Air Road. We strongly recommend a private chef at that headcount, and we say so on the page rather than letting you find out on night two. Feeding 18 people from a kitchen that far from a shop is a logistics operation. Plan it, or spend your holiday driving.

Security is the other one worth naming honestly: it is arranged when the guest list calls for it, which is a polite way of saying some bookings need it and most do not. If yours does, you will know, and you should tell us at enquiry rather than two days before arrival.

[Rexford Peristyle](https://www.alorareserve.com/houses/rexford-peristyle) in the Beverly Hills Flats shows the useful end of "arranged": tables and appointments booked on Rodeo and Canon, both a flat walk from the door. Note the limit on the same page though — events there are by prior arrangement only. Concierge service is not a licence to do whatever you like in a residential street.

## The hours nobody puts in the brochure

Our team is staffed 7am to 11pm Pacific, seven days a week. That is on the property pages and we are not going to bury it here.

It is a real limitation and you should plan around it. A burst pipe at 2am is a call that gets picked up in the morning. If genuine round-the-clock cover is a requirement for your trip — a medical reason, a security reason, small children and a long-haul arrival at 4am — say so at enquiry, because that is a thing to arrange deliberately, not assume. Any brand claiming blanket 24/7 service on a 44-house register is either operating a call centre or hoping you never test it.

## The houses with no staff at all, and why they are not the lesser option

Several of our houses run on self check-in with a code, and that is the whole service model. [Thrasher Aerie](https://www.alorareserve.com/houses/thrasher-aerie) in the Bird Streets — five king bedrooms, nine bathrooms, sleeping ten, gated, with an infinity pool, a theatre and a gym — has a smart lock and a private entrance. You let yourself in. [Sierra Bonita Solarium](https://www.alorareserve.com/houses/sierra-bonita-solarium) in Fairfax, four en-suite bedrooms sleeping eight, is the same: self check-in, cleaning available during the stay, long stays accepted.

For a lot of groups this is better. No handover, no introductions, nobody in the house, arrive at midnight and nobody cares. If what you want is privacy and the keys, do not pay for a service layer you will not use — and do not let anyone upsell you one.

## The deposit, and the only operational promise worth measuring

Rates for every house are on request, quoted on your dates, headcount, staffing, season and length of stay. We do not publish a nightly number for any property on the register, and we will give you a real figure the same day you send dates.

The part you can actually hold us to is the end of the stay: the deposit is reconciled in writing within five business days, with photographs of anything charged. Ask every villa company you speak to for that in writing, with a number of days attached. The ones who will not put a timescale on it are telling you something.

## Five things to pin down before you pay

Ask which services are included versus billed, and get it itemised. Ask for the support hours in writing. Ask who your named contact is, by name. Ask what the reconciliation window is for the deposit. And on any house where occupancy is "confirmed on enquiry" rather than published — [Alta Vista Terrace](https://www.alorareserve.com/houses/alta-vista-terrace) is a good example, where the headline sleeps 12 but there are only 3.5 bathrooms — get the bed configuration and the maximum headcount confirmed in the reservation agreement before any money moves. Bathroom count decides more holidays than square footage does.
