# Villas With Screening Rooms: Seventeen Houses, and Which Ones Have a Real Theatre

Every second luxury listing in Los Angeles claims a home theatre. Some of them mean a thirteen-seat room with proper seating, acoustic treatment and no daylight. Some of them mean a basement den with a projector and a sofa that seats five. Both get the same two words in the amenity list, and the difference only becomes obvious at nine o'clock on your third evening, when twelve people are trying to watch one screen and seven are standing.

We hold forty-four houses across Los Angeles. Seventeen of them have a dedicated screening room of some kind. Below is which is which — including the two houses where the honest word is *media room*, not theatre, and where that still works out fine.

## What actually separates a theatre from a media room

A theatre is a purpose-built room. No windows, fixed seating all facing one direction, sound designed for the space, and a door you can close so the rest of the house carries on. It seats a number, and that number is the number.

A media room is a lounge with a large screen in it. Lights stay on, people talk, somebody is on their phone, and the sofa holds whoever fits. For a Sunday game with fourteen people wandering through, a media room is the better room. For a group that genuinely wants to watch a film together, it is not.

Neither is wrong. Booking one while picturing the other is what ruins the evening.

## The three rooms worth choosing the house for

[Summitridge Heights](https://www.alorareserve.com/houses/summitridge-heights) has the best of them: a thirteen-seat private theatre, not a converted den with a projector. It sits in a six-bedroom, nine-bathroom estate above Beverly Hills on its own gated promontory, sleeping twelve, with an infinity-edge pool, a sauna, a fitness room, an elevator and a walk-in refrigerator that matters if you are catering rather than cooking. One straight note: three of the six bedroom configurations are confirmed on enquiry rather than published. We confirm them for your dates instead of guessing at them on a web page.

[Lemmer Grange](https://www.alorareserve.com/houses/lemmer-grange) in Tarzana puts its private movie theatre inside 14,479 square feet that also holds the register's only indoor swimming pool, a gym and a half-court basketball court. Six bedrooms, seven bathrooms, sleeps twelve. The honest caveat is geography: it is over the hill. If your week is dinner in West Hollywood every night, that drive will wear on you by Thursday.

[Broad Beach Dunehouse](https://www.alorareserve.com/houses/broad-beach-dunehouse) has the best screen and the least private room. The family-room theatre carries a nine-by-eighteen-foot video wall with full multiplexing, so the game and a film can run at once. It is in the family room, though — not a sealed, blacked-out theatre. For an oceanfront estate sleeping twelve in six king suites, that is the right trade, but know which one you are getting.

## The large estates, where the theatre is one room of many

[Bel Air Peristyle](https://www.alorareserve.com/houses/bel-air-peristyle) is the biggest house on the register at roughly 20,000 square feet — nine king bedrooms, thirteen bathrooms, sleeping eighteen — and the private movie theatre sits alongside a fitness room, a sauna and a wine cellar. At eighteen guests, the theatre, the pool and the fitness room can all be occupied at once without the group feeling split up.

[Mulholland Ridge](https://www.alorareserve.com/houses/mulholland-ridge) is the odd one: more than 10,000 square feet over five levels for a house that sleeps only ten. Theatre, LED-lit bar, wine cellar, gym. Five levels is the thing to picture honestly — the theatre is rarely on the floor you happen to be standing on.

In the Bird Streets, two of the three houses we hold have one. [Thrasher Aerie](https://www.alorareserve.com/houses/thrasher-aerie) pairs its private theatre with an infinity-edge pool, a gym, a glass-enclosed wine cellar and a designer bar, sleeping ten across five bedrooms and nine bathrooms. [Thrush Eyrie](https://www.alorareserve.com/houses/thrush-eyrie) adds a cigar lounge next to the theatre, plus a tennis court, a basketball court, a sauna and a cold plunge. Both sit on the hillside directly above the Strip, which is the view everyone wants and the drive nobody mentions.

## Screening rooms without the canyon run

[Viewmont Skyterrace](https://www.alorareserve.com/houses/viewmont-skyterrace) is the largest house we hold on the Sunset Strip and the one we reach for when a group of ten wants a screening room without going up into the Birds. Five bedrooms, five bathrooms — one each, which at ten people is the difference between a relaxed morning and a queue. Sunset Plaza is at the bottom of the hill.

[Sunset Plaza Vantage](https://www.alorareserve.com/houses/sunset-plaza-vantage) sleeps eight in four en-suite bedrooms and carries a private theatre, a climate-controlled wine cellar and a rooftop deck with a glass floor panel looking straight down into the living space.

[Curson Atelier](https://www.alorareserve.com/houses/curson-atelier) puts a home theatre and a sauna below the entertaining floor in the Fairfax district — five bedrooms, five and a half bathrooms, sleeping ten, with a rooftop that has a clear line to the Hollywood Sign and enough around it that you can walk out of the door rather than book a car for every outing.

[Keswick Conservatory](https://www.alorareserve.com/houses/keswick-conservatory) in West Los Angeles hides the whole entertainment floor underground: a full basement holding a home theatre, a game room, a wine room and additional lounge space, with an elevator serving every level and a 360-degree rooftop deck above. Five bedrooms, six and a half bathrooms, sleeps ten.

## The Valley, where the same brief buys more room

[Woodley Orchard House](https://www.alorareserve.com/houses/woodley-orchard-house) in Encino has a dedicated movie theatre and, more usefully, a bathroom for every bedroom — five and five, sleeping ten. [Gaviota Pavilion](https://www.alorareserve.com/houses/gaviota-pavilion), also Encino, pairs its home theatre with a detached back house that has its own kitchen, which is what makes twelve people work without friction.

[Melvin Solana](https://www.alorareserve.com/houses/melvin-solana) in Tarzana runs a dedicated home theatre alongside a glass-walled game room with a bar — two separate rooms for two different evenings, which is rarer than it sounds. Six bedrooms, six bathrooms, 6,001 square feet, gated and hedged, sleeping twelve, with a heated pool and spa for the months when an unheated one is just scenery.

[Addison Portico](https://www.alorareserve.com/houses/addison-portico) is a five-bedroom Mediterranean villa with a home theatre and an enclosed pool terrace, a short walk from Ventura Boulevard. Flag it now: four and a half bathrooms for ten guests. That is the tightest ratio in this group, so plan your mornings.

## Where "media room" is the honest word

[Huston Ranch House](https://www.alorareserve.com/houses/huston-ranch-house) in Valley Village is really two houses — a five-bedroom main residence plus a fully independent two-bedroom guest house with its own front door, sleeping fourteen across eight bathrooms. What it has is a media room, and we call it that deliberately.

So does [Ellison Ridgehouse](https://www.alorareserve.com/houses/ellison-ridgehouse), gated on roughly 1.05 acres at the top of a Beverly Hills cul-de-sac, where the media room sits alongside an entertaining bar, three linear fireplaces and a retractable skylight. Both are excellent rooms. Neither is a tiered theatre, and we would rather say so now than have you find out on the first night.

And not every trip needs one. [Varna Garden House](https://www.alorareserve.com/houses/varna-garden-house) is three bedrooms sleeping six, with a pool, water features and a grand piano. We keep it precisely because not every trip is twelve people and a screening room.

## Three questions to ask before you book any of them

**How many seats, and are they fixed?** A thirteen-seat theatre seats thirteen. A lounge with a screen seats whoever fits on the furniture, which is usually fewer than you think once people want to lie down.

**Is it genuinely dark?** A room with windows is an after-dark room only.

**Where does it sit in the house?** A basement theatre under the bedrooms is a different proposition at one in the morning than one at the far end of the ground floor.
