## The Valley trade, stated plainly

You give up the address and the view. You get roughly twice the house.

A five-bedroom in Encino with a proper pool, a flat garden and parking for six cars costs meaningfully less than a four-bedroom on a hillside lot in the Birds. Whether that is a good trade depends entirely on what your week looks like.

**It is a good trade if:** you have children, you want to actually swim rather than look at an infinity edge, you are staying two weeks or more, you are working at the studios, or your group is large enough that parking and bathrooms matter more than a skyline.

**It is a bad trade if:** your week is built around dinner in West Hollywood every night. The canyon roads take twenty to thirty minutes each way, more at rush hour. Book the hills instead.

## Encino — five houses

## Things worth knowing about the Valley

**It is hotter.** Ten to fifteen degrees warmer than the Westside in summer, regularly over 100°F in August. Every house has air conditioning, and the pool gets used properly — which is part of the appeal.

**The canyon is the whole commute.** Coldwater, Laurel and Beverly Glen all cross to the Westside. Twenty minutes off-peak, forty at rush hour. Plan around it rather than fighting it.

**Ventura Boulevard is genuinely good now.** Sherman Oaks and Studio City have a serious restaurant scene. You do not have to cross the hill to eat well.

**The studios are right here.** Universal, Warner Bros, Disney and CBS Radford are all in or beside the Valley. For anyone working a production, staying here instead of the Westside saves an hour a day.

## What it costs

Rates are quoted on request, and the Valley is consistently the best price per bedroom on our register. For a family of ten wanting a real pool and real parking, it is usually the honest recommendation — and we will make it even though the hills houses carry higher rates.
