# Parking at an LA Villa Rental: Which Houses Actually Take Eight Cars

Twelve people booked a house in the hills. Six of them hired cars at LAX. Nobody asked where those six cars were going to sit, and at 9pm on a Friday, on a street barely wide enough for two vehicles to pass, four of them were still circling.

Parking is the least glamorous line on a villa listing and the one that ruins the most arrivals. It is also the easiest thing in the world to check before you book, and almost nobody does. So here is the honest version: which houses on our register genuinely absorb a fleet, which ones quietly assume you arrived in one car, and how the neighbourhood you pick decides the answer before the house does.

## The three houses that actually take a fleet

[Thrush Eyrie](https://www.alorareserve.com/houses/thrush-eyrie) in the Bird Streets is the outlier on the whole register: a garage for eight cars plus four gated spaces. Twelve vehicles, on a narrow hillside street where most houses manage two. It sleeps ten across five bedrooms and eight bathrooms, and it also carries a tennis court, a basketball court, a private theatre and an elevator — which is why executive retreats and multi-day celebrations tend to land there. If your group is arriving in separate cars from separate flights, this is the house that makes the problem disappear entirely.

[Bellagio Cortile](https://www.alorareserve.com/houses/bellagio-cortile) in the Bel Air hills parks six cars inside the gates, with an EV charger. That matters more than it sounds. Bel Air's roads are winding, largely unlit and wholly unsympathetic to a visitor reversing a hired SUV, and six secure spaces off the road removes the single most common arrival problem in the neighbourhood. The house is 8,161 sq ft, sleeps ten across five bedrooms, and carries eight bathrooms — more than one and a half per bedroom, which is its own kind of luxury.

[Grimes Olive House](https://www.alorareserve.com/houses/grimes-olive-house) in Encino is the practical answer for a large group: a four-car garage, a large driveway and free street parking on top of it. It sleeps fourteen across seven bedrooms with an en-suite bathroom in every one of them. Be clear on one thing before you book it — there is no swimming pool. There is a pool table. Those are not the same amenity and we would rather you heard it here than on arrival.

## Gated parking and plentiful parking are different things

A house can be secure and still be tight. [Mulholland Ridge](https://www.alorareserve.com/houses/mulholland-ridge) has an expansive garage on site, which is genuinely rare on Mulholland Drive — there is nowhere to overflow up there, so a house without proper on-site parking is a house you cannot comfortably fill. It sleeps ten over five levels and 10,000-plus square feet.

[Summitridge Heights](https://www.alorareserve.com/houses/summitridge-heights) above Beverly Hills gives you both: on-site parking and street parking, behind a private gated approach to a promontory. It sleeps twelve across six bedrooms and nine bathrooms. [Ellison Ridgehouse](https://www.alorareserve.com/houses/ellison-ridgehouse), also in the Beverly Hills hills, sits at the head of a cul-de-sac with a two-car garage plus a gated driveway on just over an acre — secure and private, but plan on a driveway stack rather than a car park. [Gaviota Pavilion](https://www.alorareserve.com/houses/gaviota-pavilion) in Encino and [Croft Altana](https://www.alorareserve.com/houses/croft-altana) in Beverly Grove both park inside the gates, which is the right answer when you care about who can see what you are driving.

## Two-car garage, ten guests: do the maths

This is where most groups get caught, and it is not a flaw in the house — it is a mismatch between the house and how the group chose to travel.

[Coldwater Sycamore House](https://www.alorareserve.com/houses/coldwater-sycamore-house) in Studio City sleeps ten and offers a two-car garage and driveway. It is a beautiful Gerard Colcord estate reimagined by Julia Dempster, with a back house, a gym and a dedicated office, and it is ten minutes from Universal and the Warner Bros. lot. But ten guests in five separate hire cars is the wrong plan for it. Two cars and a driver, or two cars and a short walk, is the right one.

[Keswick Conservatory](https://www.alorareserve.com/houses/keswick-conservatory) in West Los Angeles is the same shape: a gated two-car garage, sleeping ten. [Sunset Plaza Vantage](https://www.alorareserve.com/houses/sunset-plaza-vantage), on the climb directly above Sunset Plaza, has a two-car garage plus street parking — and street parking on a Sunset Plaza hillside is a different proposition after dark than it is at noon.

And while we are being blunt: [Alta Vista Terrace](https://www.alorareserve.com/houses/alta-vista-terrace) in Beverly Grove sleeps twelve but carries only 3.5 bathrooms. Parking there is free and on premises, but the bathroom ratio is the constraint that will actually shape your mornings. Plan the rota before you plan the cars.

## Flat streets beat hillside views on arrival day

Everything about arriving in Los Angeles is easier on level ground. [Rexford Peristyle](https://www.alorareserve.com/houses/rexford-peristyle) sits in the Beverly Hills Flats — the grid of flat, wide, tree-lined streets between Santa Monica and Sunset, with mature trees and deliveries that arrive without incident. Rodeo Drive, the Beverly Hills Hotel and Cañon Drive dining are all on flat ground from the door, and cars arrive without negotiating a canyon at the end of a long flight.

Compare that with the Bird Streets. [Cordell Skyhouse](https://www.alorareserve.com/houses/cordell-skyhouse) on the West Hollywood side has free driveway parking on premises and sleeps eight — perfectly workable, provided eight people do not turn up in six cars. The streets up there are quiet, narrow and residential, and they were not built for a convoy. [Thames Canyon House](https://www.alorareserve.com/houses/thames-canyon-house), in a gated pocket above Laurel Canyon, parks free on premises and is considerably more private than an open hillside street — but it is still a canyon road at the end of a long flight.

## The Valley quietly wins this one

Nobody books the Valley for the parking, but the parking is one of the reasons the Valley works. [Huston Ranch House](https://www.alorareserve.com/houses/huston-ranch-house) in Valley Village is a main residence plus a separate guest house sleeping fourteen, with on-site parking and free street parking around it. For two families travelling together — each with their own car, their own schedule and their own bedtime — that combination is worth more than a view. It is also ten minutes from Universal and the Warner Bros. lot, which is why production stays keep landing there.

[Valjean Hacienda](https://www.alorareserve.com/houses/valjean-hacienda) in Encino parks in a driveway inside the gates. [Broad Beach Dunehouse](https://www.alorareserve.com/houses/broad-beach-dunehouse) in Malibu parks free on premises, which is the only sane arrangement on that stretch of coast — arrive before the Pacific Coast Highway traffic builds, not after.
