# Large Villa Rentals in Los Angeles: Ten Houses That Sleep 12 to 18

**Ten houses on our register sleep twelve or more.** Three sleep fourteen and one sleeps eighteen. Call [(323) 431-7539](tel:+13234317539) and we will match your group to the right one.

## Bedroom count is the wrong number to search on

Most people looking for a large villa in Los Angeles search by bedrooms. It is the wrong filter, and it produces bad bookings.

A seven-bedroom house with seven bathrooms is a different trip from a seven-bedroom house with four. Twelve people in a house with a pool the size of a plunge bath will not swim. Eighteen people arriving in ten cars need parking, not bedrooms.

The three numbers that actually decide whether a large group has a good week:

1. **Bathrooms per bedroom.** At twelve-plus, a ratio below one means a queue every morning.
2. **Parking.** The single most common failure on large bookings. Ask before you book.
3. **Whether there is a second living space.** Twelve people in one room is a party. Twelve people who can split into two rooms is a holiday.

## Sleeping 18

### [Bel Air Peristyle](https://www.alorareserve.com/houses/bel-air-peristyle)

Nine king bedrooms, thirteen bathrooms, roughly 20,000 square feet on Bel Air Road. The largest house we hold. Every bedroom a king, and a bathroom ratio well above one — at this headcount that is what separates a workable house from a stressful one. A sauna, a wine cellar, a private theatre, a fitness room and an elevator to all levels.

## Sleeping 14

### [Sunset Colonnade](https://www.alorareserve.com/houses/sunset-colonnade)

Seven king suites, nine bathrooms, 8,000 square feet on Sunset Boulevard in Beverly Hills. Every room a king, every room en-suite.

### [Grimes Olive House](https://www.alorareserve.com/houses/grimes-olive-house)

Seven bedrooms, all en-suite, in Encino. Worth being direct about: **there is no swimming pool here** — there is a pool table. If a pool matters to your group, look at Gaviota or Huston instead.

### [Huston Ranch House](https://www.alorareserve.com/houses/huston-ranch-house)

Seven bedrooms, eight bathrooms in Valley Village, with five bedrooms in the main house and two in a detached guest house. That separation is the reason to choose it — two families, or one family and the in-laws, each with their own front door.

## Sleeping 12

### [Summitridge Heights](https://www.alorareserve.com/houses/summitridge-heights)

Six bedrooms, nine bathrooms, thirteen-seat theatre, in the hills above Beverly Hills. A bathroom ratio of one and a half per bedroom.

### [Broad Beach Dunehouse](https://www.alorareserve.com/houses/broad-beach-dunehouse)

Six king bedrooms, eight bathrooms, directly on the sand in Malibu. For twelve people who want the beach to do the entertaining.

### [Lemmer Grange](https://www.alorareserve.com/houses/lemmer-grange)

Six bedrooms, seven bathrooms across 14,479 square feet in Tarzana, with the register's only indoor pool and golf course views. The most square footage per guest of anything we hold.

### [Gaviota Pavilion](https://www.alorareserve.com/houses/gaviota-pavilion)

Six bedrooms, seven bathrooms in Encino with a detached back house that has its own kitchen.

### [Melvin Solana](https://www.alorareserve.com/houses/melvin-solana)

Six bedrooms, six bathrooms, 6,001 square feet in Tarzana, gated and hedged, with en-suite suites throughout, a heated pool and spa, a glass-walled game room and a home theatre.

### [Alta Vista Terrace](https://www.alorareserve.com/houses/alta-vista-terrace)

Five bedrooms sleeping twelve in Beverly Grove. Three and a half bathrooms — this one trades private bathrooms for headcount and central location, which suits a friends' trip splitting a rate and does not suit twelve people who each want an en-suite.

## What large groups get wrong

**Underestimating cars.** Twelve adults in Los Angeles usually means five or six vehicles. Many hillside houses hold three.

**Assuming events are allowed.** Anything with a guest list beyond the people sleeping there needs prior arrangement, on every house, without exception. Neighbours call. Ask first.

**Booking too late.** There are ten houses in Los Angeles on our register that sleep twelve or more. Across the whole city the number of genuinely good ones is not large. For summer or awards season, six months out is normal.

**Not asking about the kitchen.** Cooking for fourteen needs two ovens and real counter space. Some beautiful houses have kitchens built for a couple.

## What it costs

Rates are quoted on request and move with season, length of stay, headcount and staffing. For large groups the per-person number is often better than four hotel suites — and that is usually the honest comparison, not a smaller villa.
