## The hills are four different neighbourhoods

People say "Hollywood Hills" and mean anything from Runyon Canyon to Mulholland. The distinctions matter more than the name does, because they decide what your week actually feels like.

### The Bird Streets

Thrasher, Thrush, Cordell, Oriole, Doheny. The most expensive residential air in Los Angeles, and the reason is the view — an uninterrupted sweep from downtown to the ocean, with the grid laid out below like a circuit board. Houses here are glass, cantilevered, and built to be looked out of. You are five minutes above the Sunset Strip and completely separate from it.

### Sunset Strip and Sunset Plaza

Lower down, closer in. The advantage is the drive: you can be at dinner on the Strip in minutes, and back up the hill without a canyon run at the end of the night. Views are still there, just less absolute than the Birds.

### Mt. Olympus

Wide streets, larger lots, columns and gates. More space per dollar than the Bird Streets, with views that are genuinely good rather than legendary.

### Laurel Canyon and the eastern hills

Wooded, quieter, greener. Less about the view and more about the trees. Closer to Studio City over the hill, and to the east side.

Five king suites, nine bathrooms in the heart of the Bird Streets, with retractable glass walls opening the great room onto the terrace, an infinity-edge pool, a private theatre, a gym, a glass-enclosed wine cellar and an elevator. The address people name when they say they want the Bird Streets.

Five bedrooms, eight bathrooms, with a tennis court — which at this elevation, on this terrain, is close to unheard of. The land alone makes it unusual, and the garage takes eight cars.

Four bedrooms, four and a half bathrooms on Cordell Drive. The smallest of our Bird Streets houses and the easiest to book for a group of eight who want the view without the scale.

Five bedrooms, five bathrooms above the Sunset Strip, with a home theatre. One bathroom each, which at ten people is the difference between a relaxed morning and a queue.

Four bedrooms, five bathrooms with a rooftop kitchen — cooking and dining with the city underneath you, which is a different evening from cooking inside and looking at it through glass. A private theatre and a climate-controlled wine cellar below.

Gated, four bedrooms, four and a half bathrooms, private pool and fire pit. The combination people book it for: a gated hillside house with a pool, minutes from dinner on the Strip.

Four bedrooms, three and a half bathrooms on two thirds of an acre on Mt. Olympus, with a flat enclosed backyard that is genuinely rare up there and a pool with a waterfall spa. Space the Bird Streets simply cannot offer at this price. Note the half bathroom — eight people and 3.5 bathrooms is a different morning from eight and four.

On the eastern side of the canyon — the quieter, more wooded stretch of the hills, on a wooded residential street above the city. Layout and occupancy are confirmed on enquiry rather than published, so we confirm them for your dates.

Four bedrooms, three and a half bathrooms in a gated community above Laurel Canyon. Trees rather than glass, quiet rather than panoramic, with a billiards room set away from the living room. The honest note: it is reached by a narrow private roadway, which matters if you are arriving in a large vehicle.

Two bedrooms, two bathrooms above the Strip. Our smallest hills house, and the right answer for a couple or four people who want the address without the estate. There is no pool and no theatre — it is a well-placed, well-equipped base, and long stays are accepted.

## What to know before you book a hillside house

**The driveway is real.** Hillside houses in Los Angeles have steep, narrow, occasionally alarming approaches. If you are arriving in a large SUV or expecting a delivery truck, ask us about access before you commit. We know which houses are difficult.

**Parking is the constraint, not bedrooms.** A five-bedroom house in the Birds might hold three cars. If ten of you are arriving in six vehicles, that is the conversation to have first — and Thrush Eyrie is the one house up there that solves it outright.

**Pools are often small.** On a hillside lot, the pool is usually an infinity edge built for the view rather than for swimming lengths. If your group wants to actually swim, we will point you toward the Valley or the Flats.

**Noise rules are enforced.** These are residential streets with neighbours who call. Events need prior arrangement, always.

## What it costs

Rates are quoted on request and move with season, length of stay, headcount and staffing. The Bird Streets carry a premium over Mt. Olympus and Laurel Canyon for the same bedroom count — you are paying for the view and the address.

Awards season in January and February is the tightest window. Summer books in spring. March and September through November are where the value sits.
