## The part of LA you can actually walk

Los Angeles has a reputation for being undrivable and unwalkable at the same time. Central LA is the exception, and it is under-booked because visitors default to the hills or the beach.

From a house on Gardner, Curson or Sierra Bonita you can walk to dinner on Melrose, to the Original Farmers Market, to The Grove. Flat ground, wide sidewalks, no canyon road. For a group that wants to step out the door rather than book a car for every outing, nothing else on our register compares.

The other advantage is position. You are roughly equidistant from West Hollywood, Beverly Hills, Hollywood and downtown. Twenty minutes to most places instead of forty from one end of the city.

Five bedrooms, five and a half bathrooms in Fairfax, with a rooftop looking toward the Hollywood Hills and a sauna and home theatre below the entertaining floor.

Five bedrooms, five and a half bathrooms in Beverly Grove, with a private pool and glass-tiled spa, a covered rear veranda and — the rare part this close in — a **flat lawn**. Two kings and three queens, a primary suite with a fireplace, folding glass doors onto the garden, gated and private with free on-site parking. Melrose and Beverly Boulevard are a short walk. For two families with children, this is the central house we reach for first.

Five bedrooms sleeping twelve. Three and a half bathrooms — this one trades private bathrooms for headcount and location. For a group of friends splitting a rate it is the best value per head in central LA; for twelve people who each want an en-suite, it is the wrong house and we will say so.

Four bedrooms opposite Pan Pacific Park, with a gym. The park across the street is worth more than it sounds with children in the group.

On North Gardner Street, built around its courtyard — private outdoor space in the middle of the city rather than a hillside view of it.

Four bedrooms, four and a half bathrooms, every one en-suite, with a rooftop terrace. Self check-in, cleaning available during the stay, and long stays accepted.

## What to know

**Street parking is the constraint.** Most of these are residential streets with permit zones. Driveways hold two or three cars. Raise it before you book.

**Lots are smaller than in the Valley.** Pools are real but not large. If your group wants to swim lengths, look at Encino or Tarzana.

**The rooftops are the differentiator.** Croft Altana, Curson Atelier and Sierra Bonita all have usable roof terraces — the way central LA houses answer the hillside view problem, and they work.

**Neighbours are close.** Denser streets than the hills. Events need prior arrangement, without exception.

## Who it suits

Groups who want to walk to dinner. Anyone splitting time between West Hollywood, Beverly Hills and Hollywood. Younger groups. Production crews who need to be central. Families who want a park and flat sidewalks rather than a canyon road.

## What it costs
