# Chef's Kitchens at LA Villas: Which Houses Can Actually Cook for Twelve

Almost every villa listing in Los Angeles says "chef's kitchen". Most of them mean a nice worktop and a gas hob. The phrase has been worn down to nothing, and the people it fails are the ones who actually intended to use it — the group that hired a chef for three dinners, or the family of twelve who assumed breakfast would be simple.

Here is the honest version across our register: which houses have a kitchen a professional can genuinely work in, which have a very good domestic kitchen, and which have a full kitchen and no more. All three are fine. Booking the third while expecting the first is not.

## The test is not the brand. It is whether two people can work at once.

A private chef does not need a famous oven. They need prep length, cold storage, a sink that is not also the drinks station, and somewhere to put dirty pans that is not the counter you are serving from. That is the whole test, and it is why a 2,800 sq ft house with a clever layout can out-cook a far grander one.

[Ellison Ridgehouse](https://www.alorareserve.com/houses/ellison-ridgehouse) in Beverly Hills is the clearest example on the register. The kitchen runs professional-grade Miele with an oversized centre island, a breakfast nook, a wine refrigerator, an espresso machine and — the detail that matters more than any of the others — **two dishwashers**. A single dishwasher is the bottleneck that ends a dinner for ten, not the hob. The house also has staff quarters on site, five en-suite bedrooms and eight bathrooms, sleeping ten. If you are hiring a chef for the week, start here.

## The named-appliance tier

Four houses carry kitchens specified to a standard a working chef will recognise on sight.

[Broad Beach Dunehouse](https://www.alorareserve.com/houses/broad-beach-dunehouse) in Malibu runs **Gaggenau throughout**, with two bars and a wine closet behind it. It is the one true oceanfront estate we hold — six king suites, eight bathrooms, twelve guests, directly on the sand of Broad Beach — and the kitchen was built by someone who expected caterers.

[Thrasher Aerie](https://www.alorareserve.com/houses/thrasher-aerie) in the Bird Streets has a custom Italian kitchen running Miele throughout, a glass-enclosed wine cellar and a designer bar, with five bedrooms and nine bathrooms sleeping ten. It is built for a private chef as readily as for breakfast, and on that ridge you will want one — the drive down for dinner is the thing people forget to price in.

[Keswick Conservatory](https://www.alorareserve.com/houses/keswick-conservatory) in West LA puts premium Miele appliances and a large centre island at the centre of the house, open to the dining and living areas, then adds a second cooking station entirely: a rooftop outdoor kitchen and fireplace under 360-degree views toward Century City and Santa Monica. There is a wine room in the basement and an elevator to every level, which matters when somebody has to carry trays up to that roof. Five bedrooms, six and a half bathrooms, sleeps ten.

[Summitridge Heights](https://www.alorareserve.com/houses/summitridge-heights), on its own gated promontory above Beverly Hills, is the catering house. Gourmet chef's kitchen, generous prep space, an outdoor kitchen and BBQ, and a **walk-in refrigerator** — which is the difference between cooking dinner and catering an evening. Six bedrooms, nine bathrooms, twelve guests, with a 13-seat theatre for afterwards.

## The island is the room

At twelve people, nobody eats in the dining room until the third night. They stand around the island. The island therefore needs to be long enough to be a bar and a prep surface at the same time.

[Sunset Colonnade](https://www.alorareserve.com/houses/sunset-colonnade) in Beverly Hills is anchored by a **15-foot waterfall island**, with premium appliances, dual sinks, custom cabinetry and dual wine coolers, wrapped in floor-to-ceiling glass onto the backyard. Seven king suites, nine bathrooms, sleeps fourteen — the second-largest capacity we hold.

[Valjean Hacienda](https://www.alorareserve.com/houses/valjean-hacienda) in Encino does the same job differently: a dramatic oversized centre island plus a **hidden walk-in pantry**, which keeps the mess out of sight while you are entertaining. There is a fully equipped outdoor kitchen by the pool as well. Five bedrooms, six and a half bathrooms, sleeps ten.

[Croft Altana](https://www.alorareserve.com/houses/croft-altana) in Beverly Grove has a chef's kitchen with a generous centre island, and outside, alongside the BBQ, a **wood-fired pizza oven**. That sounds like a garnish until you have used one with ten people around it on a Saturday evening, and it is the one feature at this house that reliably replaces a restaurant booking. Five en-suite bedrooms, six and a half bathrooms, sleeps ten, and it is walkable to Melrose and The Grove — rare for us.

## Two kitchens, and a kitchen in a separate building

[Melvin Solana](https://www.alorareserve.com/houses/melvin-solana) in Tarzana has **two kitchens**. Six thousand square feet, six bedroom suites, six baths, sleeping twelve, with a glass-walled game room and bar and a dedicated theatre. Two kitchens means the catering can happen somewhere the guests are not, which is the quiet luxury at a party of that size.

[Gaviota Pavilion](https://www.alorareserve.com/houses/gaviota-pavilion) in Encino solves it architecturally instead: a detached back house with its own living room and **its own full kitchen**, on the same gated grounds. For in-laws, a nanny, or a couple who want independence without being across town, that second kitchen does more work than any appliance brand. Six bedrooms, seven bathrooms, sleeps twelve.

## Excellent house, ordinary kitchen — say it out loud

This is the part most agencies will not print.

[Bel Air Peristyle](https://www.alorareserve.com/houses/bel-air-peristyle) is the largest property on our register by a distance — roughly 20,000 square feet, nine king bedrooms, thirteen bathrooms, sleeping eighteen, with a private theatre, sauna, wine cellar and a zero-edge pool. Its amenity list says *full kitchen*, and that is exactly what we will tell you on the call. At eighteen guests we strongly recommend a chef here, and that chef will want to walk the kitchen before committing to a menu. The house is extraordinary. The kitchen is not the reason you book it.

[Alta Vista Terrace](https://www.alorareserve.com/houses/alta-vista-terrace) in Beverly Grove is the same honesty in a different shape: a full kitchen, a private pool and jacuzzi, and twelve beds in central LA — but three and a half bathrooms across five bedrooms. It is unusual value per head and a genuinely good trade for a friends' trip. Plan your mornings.

And one correction we make weekly: [Grimes Olive House](https://www.alorareserve.com/houses/grimes-olive-house) in Encino has premium stainless appliances, granite counters, custom cabinetry, a large centre island and a breakfast bar, with seven en-suite bedrooms and seven bathrooms sleeping fourteen. It has a **pool table, not a swimming pool** — the only house on our register without one. People read the word "pool" and stop. Do not.

## The outdoor kitchen nobody counts

In this city the second kitchen is often outside, and it changes what a house can host. [Sunset Plaza Vantage](https://www.alorareserve.com/houses/sunset-plaza-vantage) on the Sunset Strip carries a fully equipped outdoor kitchen on an expansive roof deck with a glass floor panel looking down into the living space, plus a climate-controlled walk-in wine cellar and a private theatre. [Lemmer Grange](https://www.alorareserve.com/houses/lemmer-grange) in Tarzana has a built-in outdoor kitchen and bar on a covered terrace over a private golf course, with room for twelve to eat together properly. [Coldwater Sycamore House](https://www.alorareserve.com/houses/coldwater-sycamore-house) in Studio City has an entertainer's outdoor kitchen with the canyon behind it.

## What to tell us when you call

Three things, and we can shortlist in one call: how many people are eating, whether you are hiring a chef or cooking yourselves, and whether the big night is a sit-down dinner or a standing party. Those answers rule out more houses than the bedroom count does.
