## What renting a villa in Beverly Hills actually gets you

Beverly Hills is not one place. The difference between a house in the Flats and a house in the hills above Sunset is the difference between two entirely different trips, and it is the first thing worth deciding.

**The Flats** — the grid of wide, palm-lined streets between Santa Monica Boulevard and Sunset — is flat, walkable and central. You can walk to Rodeo Drive, to dinner on Canon, to the Beverly Hills Hotel. Cars arrive without negotiating a canyon. For a family, or anyone who would rather not drive after dinner, the Flats wins on practicality every time.

**The hills above Sunset** — Tower, Summitridge, Ellison — give you privacy, gates, motor courts and views. The trade is the drive: five to fifteen minutes of winding road between you and a restaurant. For a group that wants to be left alone, or a booking where privacy is the whole point, that drive is a feature rather than a cost.

## And in Bel Air

Bel Air sits west of Beverly Hills and reads differently — larger lots, heavier gates, more trees, less traffic. It suits guests who want scale and seclusion over walkability.

## What it costs

Rates on every house are on request, and you should be suspicious of anyone who publishes a single number at this level. A house prices by season, length of stay, headcount and staffing, and the spread between an off-season week and an awards-season week on the same property is large.

Listing sites publish a soft number to win the click and rebuild it at checkout. We give you the real one on the phone, usually in about ninety seconds.

## When to book

**Awards season** — January and February — is the tightest window in Beverly Hills. Houses with screening rooms and staff quarters commit six to nine months out, and rates rise sharply. If you need a specific house for a specific awards weekend, you are already late by October.

**Summer** commits in spring. August is heaviest.

**March, and September through November** are the value windows. Same houses, better numbers, and the weather in October is arguably better than in July.

## Production and events

Film, television and commercial production is considered case by case, in writing, with the owner, and priced separately from residential stays. It requires specific insurance, which we will walk you through, and in most of Los Angeles a filming permit that your production pulls rather than us. Events — anything with a guest list beyond the people sleeping in the house — need prior arrangement in every case. Ask before you plan, not after.
