## Bel Air is not Beverly Hills, and the difference is the point

They sit side by side and get mentioned in the same breath, but they are different products entirely.

**Beverly Hills is a town.** It has a grid, a shopping district, restaurants, a police force and sidewalks. You can walk places.

**Bel Air is a hillside.** Winding roads, heavy gates, large lots, mature trees, almost no commercial anything. You cannot walk to dinner and you would not want to try. What you get instead is scale and genuine privacy — the kind where the neighbours are far enough away that you never see them.

The choice is straightforward. If your week involves being out, Beverly Hills or the Strip. If your week is about the house itself, Bel Air.

Nine king bedrooms, thirteen bathrooms, roughly 20,000 square feet on Bel Air Road. **The largest house on the register by a wide margin.**

Every bedroom a king. Thirteen bathrooms against nine bedrooms — a ratio well above one, which at eighteen people is the difference between a house that works and one that generates arguments. This is the house for a wedding party, a large family reunion, or a production that needs to base everyone on site.

Five bedrooms, eight bathrooms, over 10,000 square feet across five levels on Mulholland Drive, with a wine cellar.

Five levels is worth understanding before you book. It means excellent separation — you can genuinely not hear other people — and it means stairs. For a group with elderly guests or very small children, ask us about the layout first.

Five bedrooms, eight bathrooms, gated, on Bellagio Road, with **parking for six cars**.

That parking figure is the reason this house books. Ten adults in Los Angeles typically arrive in four to six vehicles, and most hillside houses hold three. When parking is the binding constraint — and on larger groups it usually is — this is the answer.

Four bedrooms, four and a half bathrooms on Roscomare Road, penthouse in style with a shared pool. The most modest of our Bel Air houses and the easiest to book at shorter notice.

## What to know about staying in Bel Air

**The gates are real.** Most of these properties are behind automated gates on private drives. Good for privacy; it means guests and deliveries need coordinating. We handle that, but plan for it.

**Everything is a drive.** Nearest proper groceries are ten to fifteen minutes. Restaurants, fifteen to twenty. Provisioning before arrival is not a luxury here, it is how the week works, and we arrange it as standard.

**The roads are narrow and dark.** Bellagio, Roscomare and upper Bel Air Road are winding with no streetlights in stretches. Drivers who do not know the area will be slow. Factor it into dinner reservations.

**Noise carries across canyons.** A hillside amplifies sound in ways flat ground does not. Bel Air residents are famously protective, and events need prior arrangement on every property without exception.

**Cell reception is patchy in pockets.** All houses have wifi; some canyon positions drop mobile signal. Worth knowing if you are working.

## Who Bel Air suits

Large groups who need scale — eighteen people simply will not fit anywhere else on our register. Guests who want genuine seclusion and gates. Longer stays, where the drive matters less. Production work needing a controlled, private location.
