## Most groups book a bigger house than they need

It happens constantly. Eight people book a six-bedroom because the photographs are better, then spend the week in one room and pay for two they never open.

Four bedrooms sleeping eight is the size where you can afford a genuinely good address. The same money that gets you a four-bedroom in the Bird Streets gets you a six-bedroom in the Valley — and whether that trade is right depends on what your week is for, not on how many beds you can count.

At eight people, you also stop hitting the failure modes that break larger bookings. Eight people fit in two or three cars. One kitchen works. Hot water holds.

## The four-bedroom houses

Four bedrooms — two kings and two queens — four and a half bathrooms, a private pool and free driveway parking on the premises. The most affordable route into the Bird Streets, and the view is the same view the larger estates up the road are paying for.

Four en-suite bedrooms, five bathrooms, with a **rooftop kitchen**. Cooking and eating on the roof with the city underneath is a different evening from looking at it through glass. There is a private theatre and a climate-controlled walk-in wine cellar below, and a glass floor panel on the roof deck looking straight down into the living space. For a group that will eat in half the week, this is the one.

Gated, four bedrooms, four and a half bathrooms, private pool and fire pit. Every bedroom en-suite. A gated hillside house with a pool, minutes above dinner on the Strip.

### [Electra Overlook](https://www.alorareserve.com/houses/electra-overlook) — Mt. Olympus

Four bedrooms and three and a half bathrooms on a **0.66-acre lot**, with roughly 4,000 square feet of house on it, a flat enclosed backyard that is rare up there, and a private pool with a waterfall spa. That much land this high in the hills is unusual — the Bird Streets cannot offer it at any price. Melrose is two minutes away.

### [Thames Canyon House](https://www.alorareserve.com/houses/thames-canyon-house) — Laurel Canyon

Four bedrooms, three and a half bathrooms, inside a gated community above Laurel Canyon, with a dedicated workspace, a full kitchen with an island and a billiards room. Trees rather than glass, quiet rather than panoramic. Closer to Studio City over the hill. The honest note: it is reached by a narrow private roadway.

### [Roscomare Glasshouse](https://www.alorareserve.com/houses/roscomare-glasshouse) — Bel Air

Four bedrooms, four and a half bathrooms, a roughly 5,000 sq ft penthouse occupying the whole top floor. The easiest way onto a Bel Air address, with 24-hour controlled access, a secure lobby and a private parking garage. Note that the resort-style pool and fitness centre are shared building amenities, and events are not permitted.

### [Gardner Piazzetta](https://www.alorareserve.com/houses/gardner-piazzetta) — Beverly Grove

Four bedrooms, four bathrooms — one to each bedroom — set directly opposite Pan Pacific Park, with a home office and a gym on site. Central, flat and walkable, with The Grove and the Original Farmers Market a short drive. The park across the street earns its keep with children in the group.

Four bedrooms, four and a half bathrooms, every one en-suite, with a rooftop terrace. Self check-in, and long stays accepted.

Four bedrooms, three and a half bathrooms, pool and jacuzzi, a landscaped backyard, and a **dedicated office** — rarer at this size than it should be, and what makes it work for a month rather than a week.

## Choosing

**The view is the trip** → Cordell Skyhouse.

**Out every night** → Sunset Plaza Vantage or Promontory. Five minutes down, five minutes back.

**Want to walk** → Gardner Piazzetta or Sierra Bonita Solarium. Flat, central streets rather than a canyon road.

**Children in the group** → Gardner Piazzetta for the park across the street, or Electra Overlook for the flat enclosed backyard.

**Working from the house** → Addison Loggia. The office is a real one.

**Space and quiet** → Electra Overlook or Thames Canyon House.

## When four bedrooms is the wrong answer

If you are ten or more, do not try to make eight beds work — look at [five bedrooms](https://www.alorareserve.com/alora-reserve-journal/5-bedroom-villa-rentals-in-los-angeles-fourteen-houses-and-how-to-pick) instead.

If two families are travelling together and want separation, a guest house matters more than a bedroom count. Huston Ranch House or Gaviota Pavilion — both a size up, and both with a genuinely separate second dwelling rather than a spare wing.

If your group genuinely wants to swim rather than photograph a pool, the hillside four-beds will disappoint. Addison Loggia or the Valley.

## What it costs

Rates are quoted on request. Four bedrooms is the widest-value band on the register — the same headcount can be a Bird Streets rate or a Sherman Oaks rate, and the difference is large.
